So is it as bad as people fear, well RICS estimates a ‘bad case’ will cost £20-30k to eradicate the Japanese Knotweed and put things right. So as a developer should I panic or be put off by knotweed. For me no, as a developer I am totally impassionate about any purchase it is a clear calculation of what it will cost to renovate the property and if necessary get rid of knotweed and the price that I can sell it for, and that needs to take account any adverse valuations due to the presence of knotweed. There is no mistaking that Japanese knotweed will increase the renovation costs and reduce the selling price but if purchase cost, renovation cost and profit all sum to less than prospective sale price I will bid, carefully!
