As we and our prospects slowly bounce back from the Holiday mindset, we walk into a new year with new rates, new expectations yet trying to sell to prospects who want old rates and pricing that is simply not available today. We are seeing the business that we’ve grown to love (refinances) slowly fade away and now Purchase Loans become more in Demand as Interest Rates rise and Property Values increase. But here is the thing, a lot of Mortgage Loan Officers avoid Purchase Loans at all cost because they are considered a ‘Grind’, yet purchase loans are becoming more relevant than they were just within the last year. So what do you do? Well, if you’re not interested in putting your full focus on Purchase Loans just yet, keep reading. If you’re still reading then I assume you want to know how to keep your Refinance business up, or at least plan to improve your prospecting efforts to find Refinance business so you don’t have to waste most of your day chasing Refinance Leads only. Do you know how valuable your past FHA or VA clients are and how valuable your Lender’s portfolio of VA and FHA borrowers are today? Do you have a system in place where you can ‘bucket’ these loan types/leads and create a focused marketing campaign to ‘help’ NOT ‘sell’? Meaning, are you putting any time towards selling HELOC’s to remove MIP? Have you had that discussion with an FHA borrower yet on their ‘combined effective rate’? Have you made any calls to a Veteran explaining the lower VA Funding Fee on an IRRRL? Or are you still looking for that 4.5% borrower just wanting to do a rate/term refi hoping you can just sell them on a lower Rate with ‘no closing costs’? I ask this because you may be using your precious time digging yourself into a bigger whole by the day! Find ways to tie in these bullet points and you’ll position yourself as a Consultant rather than a desperate Loan Officer. HELOC vs. MIP Debt Consolidation Fico Score Improvement / Rehabilitation Asset Replenishment (depleted checking and savings from recent upgrades or home projects) Designed term to have loan paid off in ‘X’ years to be in line with their retirement goals? Find a reason why an ARM is a great idea while achieving the above… Think outside the box today and get creative AF when delivering the results they ‘want’. If you Limit yourself to rate/term refi thinking and you’ll inevitably cut your production in half because that is simply NOT the trend right now. Focus on WHY they are buying and the consequences if they don’t buy today! I made a short video today on my experience in spending too much time trying to sell the unsellable and when I made one small adjustment (consulting vs. selling) I was able to not only overcome the objections before they happened but deliver an offer in a way that was not ‘Salesy’ but instead more Collaborative and created a joint effort where I worked with the prospect to creatively reach their ultimate goal.
