IOI Central Boulevard Towers is a mixed-use development located in Singapore Central Business District, comprising a 16-storey and 48-storey tower, both sitting atop a 7-storey podium. Constructing the tower presented a unique set of challenges, as it needed to co-exist with important public infrastructures such as a Common Services Tunnel and an 8m wide collector drain, as well as sitting on thick, soft marine clay. Dual-Function Secant Bored Pile systems acted as both an earth retaining structure and load bearing deep foundation element during the excavation and subsequent permanent stage. It’s small footprint also reduced concrete usage and the embodied carbon footprint of the development. KTP also engineered a 36m wide and 7m deep Long Span Steel Transfer Structure stitched within the functional spaces which distributes the tower’s weight away from the public infrastructures, allowing it to occupy minimal headspace and maximize overall spatial efficiency.
