This project involved constructing 3,000 square feet of additional living space onto a 1970's era, single family dwelling. The inspiration was to create a separate dwelling area for a extended family. This would be done by building two new additions onto the house - one being a single story w/basement. The main floor includes a relocated master bedroom, full ensuite bathroom, as well as an area to accommodate a large soaker tub that overlooks the backyard. The larger addition was created by extending the existing basement level and building two more story's on top of that. The new 'main floor' is located behind the existing garage and houses a large livingroom, bathroom and sliding door walkout to a future deck. The homeowner will have us building that wraparound deck at a future time (watch for that project on my website, https://www.jennanconstruction.ca/, as well as in a new video here when it's completed). The new 2nd story extends over the existing garage, right to the back of the addition, complete with new kitchen, livingroom and bedrooms. As mentioned in the video, the homeowners elected to do most of the finishing work themselves. This is not uncommon, as some clients are more comfortable doing certain elements on their own, to stay within their budgets. Although some contractors aren't willing to 'give up' portions of a project, I am happy to work with my clients in whatever capacity that best suites their needs. Part of creating a new dwelling unit also involved installing a separate electrical service, complete with its own meter, as well as new 200 amp main panel to service the main addition. Although this wasn't a requirement, having two different utilities accounts was deemed the best approach for both families.
