When a Torch Down Roof goes unprotected for over 10 years, then it can not be repaired any longer. This video shows what a Torch Down Roof looks like after 10 years. Here is an article on Silver Coating https://flatroofdoc.com/which-silver-... Anytime a Torch Down roof is installed without the ceramic granule surface, then it must be coated with a silver coating to protect it against Ultraviolets. All the single-ply roof systems, namely TPO, EPDM, and Modified Bitumen Torch Down Membranes, will suffer consequences when they go unprotected. Ultraviolets are very harsh on any roof. Torch Down Rubber comes in different varieties. Most contractors will install a Torch Down Rubber without the ceramic granules unbeknownst to the owner. it is then the owner's responsibility to have the rubber roof painted with silver aluminum asphalt to protect it against ultraviolet. The best option would be to have a Torch Down rubber installed with ceramic granules embedded. The ceramic is protection against ultraviolet rays. EPDM rubber shrinks and hardens up over time, becoming brittle. TPO (ThermoPlastic) will also shrink and harden, but the seams will suffer and show signs of deterioration after 15 years.
