Wait or buy? Better sooner than later

Will apartment prices fall in the near future? Will mortgage rates be lower? Is it even worth buying an apartment now? Probably everyone who has considered purchasing a property has asked themselves similar questions. That is why in this video we decided to look at the timing of buying an apartment from all possible angles. Is it worth buying an apartment now or waiting? A decline? Maybe, but… Of course, sometimes there will be a period when apartment prices fall. Virtually anything can decide it – even the mood in society. For example, in 2023, when everyone was afraid of a crisis, real estate did not sell much and their prices fell slightly. Currently, when the mood among people is a little more optimistic, apartments are selling very quickly, despite higher prices. So is it worth waiting to see if such a period will come? The disadvantage is that you never know in advance when such a time will come. And while waiting for it, apartment prices will increase by more than they will subsequently fall by... Moreover, in the best locations, they will never fall. If you would like to know which locations are the best for buying an apartment, watch the video:    • Nejlepší lokalita pro koupi bytu v Praze   Bet on the long term When buying an apartment – ​​especially in the mentioned advantageous locations – it pays to bet on the long term, i.e. buy a property for decades. Its price will always increase over time. There are two reasons: • constant depreciation of money; • Prague is constantly developing and growing, which is reflected in property prices. In lucrative parts of the city, even a person with an above-average salary will probably not be able to afford an apartment in 20 years. From the above, it follows that it pays to buy an apartment as soon as possible and own it for as long as possible. Depreciating money The fact that money depreciates over time also makes buying an apartment difficult. First, because the value of the amount you borrow for the property will decrease in a few years. And also because the price of an apartment increases by an average of 5% every year. In practice, this means that if you buy an apartment in Prague for 7 million crowns, its price will increase by 350 thousand every year. In 10 years, this means an increase of 3.5 million crowns. If you take out a mortgage for the purchase and put down 20% (i.e. 1.4 million), when you sell the apartment in 10 years, you will have 4.9 million crowns left. What you learn in your youth… It also pays to buy an apartment at a young age. In this case, you will own the property for a longer period of time (its price will increase), and you will also have a more advantageous mortgage. People under 35 can get a 90% mortgage, which means that when buying a smaller apartment for, for example, 4.5 million crowns, your own investment is "only" 450 thousand, and that is not an entirely unrealistic amount.
