英國政府正在商討改革房屋租務條例 Renters Rights Bill。 經過二讀後,下一步就輪到英國上議院投票,同時院內委員會提出條例有沒有需要調整才取得對租客和業主一個平衡點。 在上個月尾,他們建議保留業主使用Section 21 權利,即是可以邀請租客搬離物業。另外也提及到約租客及業主同意,雙方可以簽長達12個月的死約。然後委員也希望可以讓業主能夠預先收取租金,確保租客不會短時間內欠租。 今次所提出改動絕對對業主們利多於弊,但實際法例會最終如何定就要稍後才知道。 The UK government are currently working on the Renters Rights Bill. Following the successful second reading, the next step is to pass this through the House of Lords, who has their own committee where members suggest amendments to be made to striker a better balance between tenants and landlords. During the meeting towards the end of last month, the committee proposed to re-instate Section 21 notice for landlords of less than 5 properties. Also, if the tenant and landlord agree, they are allowed to sign fixed-term tenancies of up to 12 months. Finally, there were also suggestions rent in advance will also be permitted.
