Mosaic District is The Boro ( • The Boro, Tysons Corner, Virginia | E... ) on steroids. The energy of Mosaic District is unparalleled. It has more shops, restaurants, a skatepark, a coffee shop that stays open till 11 PM and an amazing park (Strawberry Park) right in the middle. It has everything you need to spend an amazing evening. I started this walk from Lee Highway-Eskridge Road intersection and walked on Strawberry Lane and District Avenue. I hope you enjoy this walk! Yet developers, including retail developer Edens and local homebuilders EYA, did just that with the Mosaic District. Now a bustling town center in Merrifield, Va., it’s bounded by Gallows Road to the east, Route 50 to the south, Lee Highway to the north and Eskridge Road to the west. Shops began opening here in 2012 and housing in 2013. Now, the transformation from little more than a movie theater and parking lot to a hub of stores and dining is complete. You can stroll down narrow streets, stop at a butcher, fishmonger, wine shop or even a barber — most of them local businesses rather than national chains — or come for dinner and a movie at the Angelika Film Center (571-521-3301), an art-house cinema that anchors the town center. The Mosaic District is an approximately 31-acre mixed-use development consisting of retail, residential, hotel and office along with two urban parks and pedestrian-friendly streets. Completed in 2018, the development realized a significant portion of the Merrifield Suburban Center Comprehensive Plan to transform a former industrial area near the interchange of I-495 and I-66, as well as nearby Routes 29 and 50. Finally, an innovative “last mile” solution for improved mobility was launched in 2020, with an autonomous circulator system to transport transit riders between the Dunn-Loring Metrorail Station and the Mosaic District. As the “town center” for the Merrifield community, the Mosaic District provides 281,000 square feet of ground floor retail space surrounding a 2-acre public “green”, anchored by an eight-screen cinema and a 168,900 square foot Target store. The development also includes 1004 multifamily rental units, 121 townhomes, a 94,000 square foot hotel and 72,700 square feet of Class-A office space. The project attained a LEED-ND rating by the United State Green Building Council and provides innovative stormwater management infrastructure to ensure that it is environmentally sustainable.
