So, can you use a VA loan to purchase a multi-family home? The answer is yes, but there are some important things to keep in mind. VA loans can be used to buy properties with up to four units, as long as the borrower intends to occupy one of the units as their primary residence. This means you could potentially live in one unit and rent out the others, helping you generate rental income and build wealth. However, there is one MAJOR factor that we need to keep in mind when using the VA loan to purchase a multi-family home. Rental income from the other units in the subject property CAN NOT be added to the Veteran’s qualifying income. This means that the Veteran must qualify for the multi-family without using any of the proposed rent from the other units in the property. This is not the case with conventional loans.
