Buying a home is undoubtedly one of the most important decisions in life. But most of us have no idea how to proceed. That's why in this episode of the Live Prague series we decided to take you through the process of buying an apartment step by step. Step 1: Think carefully about what you want What kind of apartment do you want to buy? Take a pen and paper and write down a list of things it should (or shouldn't) have and what it should look like. Step 2: Make a list of priorities From these, then choose no more than 7 of the most important things that you don't want to back out of. After all, every apartment has its "buts" and you probably won't find the ideal apartment. Choose the important things that if the apartment meets, you will be happy with the purchase. Then take the list with you on viewings. Step 3: Make sure your priorities are realistic for the location Only look for what you can find. Because sometimes we have an idea of the ideal apartment that doesn't exist in a given location. Step 4: Search as widely as possible The number of offers in Prague is limited and if you focus on a small area, the likelihood of finding something is also small. So always choose a wide enough location. Step 5: Set a sufficient budget It's also a good idea to check whether the price you are willing to pay for the apartment will really be enough. Very often, buyers imagine a price much lower than the seller. But how do you find a reasonable price? Try looking at CenovaMapa.cz. Step 6: Start looking and set up a watchdog Where to look for apartment listings? Most of them can be found on Sreality.cz, but you can also follow Realingo.cz, where there are offers from less visited servers. A good feature is to set up a watchdog. This way you can be among the first to see offers from the area you are watching. Step 7: Up for viewings And how many apartments to view? Most of the time, buyers will go through at least 5 to 10 condos. The search time then varies between 3 and 6 months. So don't be surprised if you don't find your dream apartment after the first week. Step 8: Inspect the apartment and sign the reservation contract And what to do when you have found your dream apartment? Be especially careful of common mistakes when checking out apartments and signing the reservation contract.
