Compared to the larger areas in California, Penn Valley offers a more affordable cost of living (even slightly less than Nevada City and Grass Valley). Housing prices are generally lower BUT the inventory is also smaller as it is a small town and those that live here tend to stay a long time. The real estate market features a variety of options, from smaller charming homes to expansive properties with plenty of land for animals and homesteading. While Penn Valley itself maintains a tranquil, rural feel, it is conveniently located to Grass Valley where you will find all of the amenities you will need like shopping, dining, cultural activities, and healthcare facilities.
