Over the last year, the San José del Cabo golf course communities have shown distinct trends in pricing, amenities, and overall appeal. Palmilla remains one of the most iconic and prestigious addresses in Los Cabos, with homes averaging well above $5 million. Recent enhancements such as the renovation of Club 96 and the launch of The Reserve have reinforced its reputation, though oceanfront lots are nearly sold out with only a handful remaining. Querencia has also surged in value, crossing the $5 million mark as its beach club and second golf course elevated demand. The community has positioned itself as very family-oriented with strong social programs, though rising HOA fees and membership costs are pushing some homeowners toward more affordable options. Puerto Los Cabos, by contrast, offers strong ocean views and high-end branded resorts like the Ritz-Carlton Zadún, but the community feels more spread out and less cohesive than Palmilla or Querencia. Planned additions of a new beach club and nine more golf holes could help solidify its long-term appeal. Among the five, Campestre stands out as the best value. Anchored by a Jack Nicklaus course, it offers homes averaging around $1.2 million and even four-bedroom golf-view homes with ocean views for $1.25 million. The community is centrally located, has an oceanfront beach club undergoing redevelopment, and is rumored to include future condo projects. While some of the older hacienda-style homes may feel dated, the newer, modern builds represent a strong appreciation play, with prices expected to trend closer to $2 million over time. Cabo Real is also worth watching, as its Cabo Surf Club project plans to relocate golf holes across the highway to make room for a large new beach club and residential offerings, following the same formula of exclusivity seen in other clubs. On the Pacific side, Quivira is the clear front-runner for real estate investment. Its combination of proximity to downtown Cabo, easy airport access via the toll road, and dramatic topography with ocean and lighthouse views sets it apart. The community offers a wide range of product types, from Movila condos to St. Regis-branded villas, and already has an established beach club with a second golf course planned. Diamante is world-renowned for its Tiger Woods–designed golf courses and high-end offerings like the Legacy Club, though developer inventory is underreported on the MLS and it still lacks a true beach club. Rancho San Lucas is a favorite course to play but, like Diamante, does not yet have the same depth of community amenities. Overall, Quivira represents the strongest combination of lifestyle and investment potential on the Pacific side, while in San José, Campestre offers the best value and Palmilla continues to set the standard for prestige.
