After weeks parked up in New Galloway (and no viewings for over a fortnight), I’ve been trying to decide what to do next. I love Dumfries & Galloway — especially the peace and the forest — but Scotland has been painfully quiet for suitable listings, and the travel distance to friends and family is a big factor too. So in this episode I’m looking seriously at Wales — and one thing has jumped out immediately: I’m seeing far more properties being sold by auction, including the Modern Method of Auction, alongside the usual open-market listings and price reductions. I’ll share: why I think more homes are being listed this way, the difference between traditional auction and modern method (in plain English), and my personal “rulebook” for deciding what’s a genuine option vs a hard no — including how I think about fees, legal packs, timeframes, and risk.
