Looking at the past 90 days, looking at what's actively for sale, what's pending right now and what has sold in the past 90 days, I can see that the average and median sale price in university terrace is 260 000 with the minimum sale price up to 20 and a maximum at 350. so most of the homes were built in the 70s and 80s and have been updated. So if you find one that is not updated major score there so now you can update and add even more value to the home in a highly desirable area of Shreveport. So if you like a small community neighborhood that has manicured lawns and the homeowners take pride in their property then you may want to add this subdivision to the top of your list too. What I like best about University Terrace is that it's smallish; the homes are well maintained and it's nestled in the middle of a busy shopping area that's close to everything and yet it still maintains its own quiet space. There are two entrances to get in one is off burt Kouns and one is off of 70th street. University terrace is boxed in by burt Kouns, youree drive, 70th street, and Fern avenue. So there isn't any overlap from any other subdivisions and this is a sure bet that there are not any neighboring homes that are being neglected in the area it is its own neighborhood surrounded only by businesses and the buffers that are meant to separate the two. So you may be asking yourself what it's nearby; university terrace is centrally located near anything you could need in Shreveport. It's close to 3132, some of the best restaurants in town, shopping, banks, there's a movie theater, two major hospitals Christus Highland Medical Center and Willis Knighton Pierremont. And of course we're really close by to Louisiana State University's Shreveport campus. And a few of the amenities that are really close by you have easy access to when you call University Terrace home: we've got restaurants like Copeland's of New Orleans, El Chico, Ihop, Strawns Eat Shop Too, that's a local favorite. Logan's Roadhouse, b-dubs we got buffalo wild wings, longhorn steakhouse, walk-ons uh sports bistro, I like to go there they have a nice uh vegan burger there and lots of other burgers! Chilis, El Potrillos, Carrabbas, {that's an Italian place}, uh gibbons fine grill, Rotolos Craft and Crust, Frank's Pizza, Shogun, Olive Garden, Monjuni's, Imperial Cathay, First Watch The Daytime Cafe. There's so many restaurants that are just really within minutes of this subdivision that's just like tucked away in the middle of all this, it's you know, super private and quiet and of course it's nearby fast food too. We've got taco bell, mcdonald's, there's whataburgers, zaxby's, raising canes, moe's southwest grill, chipotle mexican grill, sonic drive-in, mcallister's deli, there's a smoothie king nearby, there's three different starbucks in the area.
