So, you want to own or buy a Rental Property? There are many options to invest your money: Stocks, mutual funds, GIC's, even a high interest savings account at a bank. Another option is to invest in a rental income property. The definition of an income property: "Property bought and developed with the intention of earning revenue from it" There are many different types of income properties: Residential single family homes, multiplexes, apartment blocks, and even commerical properties. The point is your Return on Investment (ROI). A typical mutual, if you are very lucky, might give you a 7% return on your investment. If we follow the Rule of 72, a $50,000 investment at 7% will double it's value in 10 years. If we take that same $50,000, invest it into a $250,000 rental property, that property should average a return of around $20,000 to $25,000 per year, including your cashflow, principle paydown on the mortgage, and market appreciation.
