$430M Condo Buyout Battle in West Palm Beach + Major South Florida Development News In last week’s livestream recap, Larry and John covered several major real estate developments and market trends shaping South Florida, particularly in Palm Beach County and the surrounding coastal markets. The conversation began with a proposed $430 million buyout of two aging waterfront condominium buildings in West Palm Beach—Portofino South (140 units, built in 1971) and Flagler Yacht Club (39 units, built in 1981). The joint venture behind the proposal involves Miami-based Immocorp Capital and Hong Kong asset manager O.D. Kobo. If successful, the deal would average roughly $2.4 million per unit, though Larry emphasized that developers are primarily purchasing the land value—approximately seven acres of prime Intracoastal waterfront property. The expectation is that the buildings would be demolished and replaced with new luxury high-rise developments. However, the deal faces a challenge because the condo association requires 95% of owners to approve the sale, meaning only 5% can block it. That high approval threshold makes the outcome uncertain and could lead to holdouts or negotiations. The discussion then shifted to Ocean One in Boynton Beach, a mixed-use development finally moving forward after years of planning. Backed by a $98 million construction loan, the eight-story project will include 371 rental apartments, 25,000 square feet of retail space, and a 633-space parking garage. Larry highlighted how ground-floor retail and restaurants are critical to transforming downtown Boynton Beach into a vibrant destination similar to nearby Delray Beach. Another major topic involved Related Ross, led by developer Steve Ross, who continues expanding his influence in West Palm Beach. The company is launching a mixed-income multifamily project aimed at addressing workforce housing challenges as rents average about $2,400 per month in the city. They also recently acquired The Ben, a 208-room Marriott hotel in downtown West Palm Beach, further strengthening their control over the area’s hospitality and commercial landscape. Larry and John also discussed a Redfin report showing West Palm Beach leading the nation in cash home purchases, with 47.2% of transactions completed without financing. They attributed this to several buyer types, including international investors moving capital from Latin America, hedge fund professionals relocating to Palm Beach County, and homeowners using proceeds from previous properties or 1031 exchanges. Other notable news included a $37 million oceanfront mansion purchase in Hillsboro Beach, expanding a luxury estate assemblage to 3.7 acres, and a 153-unit luxury senior living community west of Delray Beach backed by a $75 million construction loan. The hosts concluded that demographic trends—especially affluent retirees moving to South Florida—will continue driving demand for both high-end housing and specialized developments. Overall, the livestream highlighted how massive capital inflows, redevelopment of older properties, and demographic shifts are rapidly reshaping the South Florida real estate landscape. ====== ⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️ 🤔Thinking of Moving to South Florida? 😎☀️🏖️ 📱 Call or Text: 561-544-7000 📨 Email: larry@discoversouthflorida.com 📅 Zoom: https://www.discoversouthflorida.com/... ⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️ ====== 😎 Our Website: https://www.discoversouthflorida.com/ ====== 🔎 Our Google Business Profile: https://goo.gl/maps/1QeWj4RRvvWkbmW79 ====== ▶Subscribe 👉 http://bit.ly/3Ti3BtB ====== To learn anything & everything in regards to eating, sleeping, working, playing, the good, and the bad of living in South Florida, then subscribe ▶ and tap the bell🛎 for notifications so you can be the first to know about the current South Florida Market.😎 We get calls and emails every day from home buyers/investors looking for help on making their move to South Florida and we absolutely love it. 😍 Whether you are moving in 9 days or 90 days, give us a call☎, send us a text📝, or email us📨 so we can help you make a smooth move to South Florida. 🕶️🌊 ====== 🏠 MUST WATCH South Florida Videos: • Boca Raton Tour | Map Tour 2025 • Delray Beach Tour | Map Tour 2025 • Deerfield Beach Tour | Map Tour 2025 ====== 00:00 West Palm Beach Condos Get $430M Buyout Offer 03:25 Developer Gets $98 Million Construction Loan for Ocean One in Boynton Beach 05:51 Related Ross Launches Mixed-Income Multifamily Division 07:35 Related Ross Acquires The Ben in Downtown West Palm Beach 08:49 West Palm Beach Leads Nation in All-Cash Home Purchases 11:13 Developer Married into Billionaire Conair Family Buys $37M Hillsboro Beach Mansion 12:43 Construction Starts on All Seasons Delray ====== #MovingToSouthFlorida #discoversouthflorida #SouthFloridaRealEstate #floridahousingmarket
