Now → 30 April 2026 – Current rules still apply until the main tenancy reforms start. 30 April 2026 (last day) – You can still serve a Section 21 notice up to this date (England). 1 May 2026 – Main commencement / “go-live” date for the new tenancy system (including the shift away from Section 21 and to updated possession grounds under Section 8). 31 July 2026 – Important transition deadline: if a Section 21 notice is served before 1 May 2026, landlords must generally apply to court by 31 July 2026 to stay in the old process. Late 2026 onward – Further reforms are phased in after the May 2026 start date (exact sequencing can vary by measure). 2035 (reported) / 2035–2037 (roadmap consultation window) – A Decent Homes Standard for the private rented sector is expected much later; government roadmap discussed 2035 or 2037, and reporting in early 2026 referenced 2035.
