#the#excitement#new#home. The reality of homeownership extends far beyond the mortgage payment. Don't be distracted by new paint or trendy fixtures. Focus on the core systems. Closing Costs: These can be 2% to 5% of the purchase price and include fees for the lender, title search, appraisal, and more. These are due at closing. • Escrow Prepaid Items: You will typically be required to pay the first few months of property taxes and your homeowner's insurance premium upfront into an escrow account. This can be a significant chunk of money. Test Everything: Flush all toilets, run hot/cold water from all faucets, test all light switches and a sample of outlets (bring a phone charger), and turn on the appliances that convey (stove, dishwasher). Make sure the HVAC (heat and A/C) works. Locate Shut-Offs: Find and label the main water shut-off valve and the main electrical breaker panel. Knowing how to shut off the water quickly can save you from catastrophic flood damage in an emergency. HOA Fees: If you are in a Homeowners Association (HOA), you will have recurring fees that are mandatory. You must understand their rules (e.g., for fences, landscaping, trash cans) before you buy. The orientation of a new home is one of the most important factors for comfort, privacy, and energy bills, and it's much harder to change than interior decor. When you buy a new build, the trees are likely small (if they exist at all). The shade you need right now is the structural shade provided by the house itself. The Problem of West-Side Exposure • The sun sets in the West. If your backyard/patio is West-facing, you will have little to no shade in the evening, making summer outdoor dining or relaxing unbearable until well after sunset. • New construction homes often have very little setback (distance between the house and the fence). If there's no shade, that western sun will bake the yard and walls, radiating heat into the house late into the night. The "Fishbowl" Effect (Privacy) The biggest shock is the loss of privacy in your backyard and main living areas. • Downward Sightlines: A neighbor's second-story window or balcony will often have a clear, direct line of sight into your backyard, patio, and ground-floor windows (kitchen, living room). You will feel like you are being watched. A "Privacy Corner" is Essential: When walking the lot, identify where you would put a hot tub, outdoor seating, or BBQ. If a two-story neighbor has a direct view of it, that area is functionally not PRIVATE ‼️ hope this helps from the No MAs guy.
