I’m not a licensed building inspector, but I thought you would all appreciate some insight on the hazards of buying character houses in Victoria BC with my Old Homes Buyer Guide! Just because the title says “DON’T Buyer these houses in Victoria BC”, doesn’t mean that I don’t condone purchasing old homes. I’ve done so myself, but there are pitfalls to avoid if you are interested in the charm and warmth of yesteryear. These are notes and references I’ve made over the years through my experience as a Victoria realtor, but this checklist is far from perfect. There is a lot of variety through the different eras of residential construction, and two homes built in the same year can be in vastly different condition based on updates and care over the years. Two homes built in 1905 could be full of asbestos, or have it completely absent. The same goes for the condition of the foundation, electrical systems, etc. based on where the property sits and how well it has been maintained over the years. I tried my best, but not all the home types that I’ve tried to fit into nice tidy boxes are as easy to classify I would like.
