As of early 2026, several bills are moving through the Arizona Legislature that could significantly impact the regulation of short-term rentals (STRs) statewide. This video discusses proposed legislation that, if enacted in some form, could: • Establish statutory occupancy limits tied to bedroom count and/or square footage • Expand the look-back period for counting verified violations when considering suspension of a local STR permit • Allow certain smaller municipalities to potentially limit the number of new STR permits or impose minimum spacing requirements None of the proposals discussed in this video have been enacted into law as of the date of recording (February 23, 2026). Legislative language can change quickly through amendments as bills move through the process. Arizona remains a preemption state, and short-term rentals are currently legal statewide under A.R.S. §§ 9-500.39 and 11-269.17, subject to existing regulatory requirements.
