Common Area Maintenance or CAM charges are one of the net charges billed to tenants in a commercial triple net lease, paid by tenants to the landlord of a commercial property. A CAM charge is an additional rent that’s charged on top of base rent and typically composed of maintenance fees for work performed on the property common area. Each tenant pays their pro-rata share of a property's total CAM charges. Pro-rata share is a percentage of costs allocated to a tenant, determined by dividing the tenant’s rentable square feet by the property’s total rentable square feet. CAM charges are negotiated between the landlord and tenant before signing a lease, which may lead to varying charges or exclusion of certain operating expenses for each tenant. Common CAM charges may include–but aren’t limited to–roofing, painting, lighting, landscaping, parking garage and lot lighting. Want more?
