Today, am in New Orleans, Louisiana, a place that I love very much and dear to my heart. I was here with some teams immediately after the hurricane Katrina purposely to buy some homes, fix them up and bring people back to New Orleans. On the other hand, the question is how do you make sure that you don’t have a bad tenant in any of your properties? As a result, I want to give you a tip that is based on fact to help you answer this question. Take, for instance, a tenant moved in one of my properties back home in Canada and was growing drugs in the house, and there was a lot of humidity that wrecked the structure of the house. I was able to rent it up again after I had spent roughly sixty-five thousand dollars to fix the place up. One of the lessons I learned from this is that anytime you want to rent your properties out, you have to make sure that you check up on your tenants regularly. So, in every rental contract, I put in a clause saying that we are coming in every three months to change the furnace filter and the battery in the smoke detector. And this help to get rid of bad tenants before they even moved in and stopped their plan to do what they are not supposed to be doing in your properties and they will walk away. However, if a tenant wants to play smart and say that they will do that themselves, I always tell them that the insurance company insisted that every ninety days I have to come in on the property and take a picture of myself being there. By saying this, it always gets rid of bad tenants whether they are doing something illegal or they are not going to take good care of the property. In other words, it gets rid of bad tenants, and they will walk away for it is good to get rid of them before they moved in.
