Here's where things are in the Utah housing market as of 2/2/2026: 0:00 - Intro 0:33 - The Numbers 3:04 - The Nuance -Current Inventory = 10,433: down a bit from last week, still trending down as we see it on this chart from the beginning of 2025’s Q4, looking pretty level through January into February though. -Prior Week Average DOM = 79: up from last week, clearly trending up. -Prior Week Average List$ = $662,850: down from last week, trending down. -Prior Week Average Sold$ = $643,841. -Prior Week List$ vs Sold$ = -$19,009 in the buyer’s favor. -Prior Week Median Sold$ = $498,000: down from the previous week. -Prior Week Homes Sold = 435: up from last week and it will continue to come up from there - and we know that because… -Currently Under Contract = 4,707: up another jump from the previous week - home buyers are coming out. -Prior Week Price Reductions = 811: basically what it was last week, this is trending down overall. -Prior Week Listings Cx/Ex/Withdrawn = 628: up as expected for the first report of a new month on this vector, trending pretty level across time. -Interest Rates (30yr Fixed Conventional) = 6.16%: basically where it was last week, sitting pretty stable right here just above 6%. What does it mean for Sellers? The Buyers are coming, but if you’re trying to squeeze all the money possible in how you price your home, you’re going to sit on the market longer than you want to as you chase demand instead of getting in front of it. So price conservatively. Buyers: Since more of you are coming out at this point, be ready to deal with more competition - especially for conservatively priced, well taken care of homes. Definitely not the time to write an offer below asking price without first checking in with the listing agent to gage whether you have any competition and what it looks like.
