🍂 Autumn Market & Potential Stamp Duty Shake-Up (Maybe, Potentially) There’s growing talk ahead of the Autumn Budget that Stamp Duty could see a major overhaul — and if the suggested changes go ahead, they could make a big difference for both buyers and sellers in our area. 🥑 Currently: Buyers of homes over £500,000 face steep upfront costs. For example, a buyer purchasing a £650,000 home today would pay around £22,500 in Stamp Duty 😬 🥑 The suggested proposal: Instead of buyers paying Stamp Duty upfront, sellers of homes over £500,000 could pay a new annual property tax of 0.54% on the portion above £500k. 💷 On a £650,000 property, that works out to roughly £810 per year — a big contrast to the current £22,500 one-off cost. ⚖️ What could this mean? Buyers would face far lower upfront costs, potentially making it easier to move or upsize. Sellers might look to increase asking prices to offset the new annual charge. The market, particularly for homes over £500,000 (a key price bracket in the villages around High Wycombe), has already slowed in recent weeks as both buyers and sellers wait to see what happens next. 📊 While nothing is confirmed — it’s still only a suggestion (GREAT!!) at this stage — it’s clear that even the possibility of reform is influencing behaviour. 🕰️ Expect more clarity in the coming weeks once the Autumn Budget details are released, but for now, the £500k+ market remains cautious. 🤝 As a trusted estate agent in High Wycombe, I’m here to help if you’d like to know more or need any advice..... #PropertyMarketUpdate #StampDutyChanges #AutumnMarket #PropertyNews #HighWycombeProperty #BuckinghamshireHomes #UKHousingMarket
