Before I show anyone a home in Upstate South Carolina, I ask them about their relationship with growing things. Not whether they currently garden, but whether they want a life where they're connected to the earth, the seasons, and the growing things around them. Because a home isn't just shelter, it's the container for how you want to live. In this video, I walk you through The Garden Test, a framework I use to evaluate whether a property has the potential to support a rooted, intentional life. This isn't just for serious gardeners or homesteaders. This is for anyone relocating to the Upstate who wants the option to grow things, to be part of the earth's rhythms, to build a slower and more grounded life. 🌱 THE GARDEN TEST - 5 ELEMENTS: ✓ Sun Patterns: Where does light move throughout the day? Most gardens need 6+ hours of direct sun. I look for south-facing yards and evaluate morning vs. afternoon light exposure. ✓ Soil Quality: Upstate SC has red clay in many areas, which drains poorly. I look for signs of amended soil, established garden beds, and properties where previous owners have worked the earth with compost and care. ✓ Established Growth: Mature trees (oak, maple, pine), fruit trees (fig, apple, pear), existing berry bushes, and herb gardens. These take years to establish and are worth their weight in gold. ✓ Water Access: Outdoor spigots (multiple preferred), rain barrel potential, roof line and gutter systems that support rainwater collection, and easy irrigation access. ✓ Protected Microclimates: In USDA hardiness zones 7b and 8a, microclimates matter. South-facing walls extend growing season, wind breaks protect delicate plants, and understanding frost pockets helps you plan. ⏰ TIMESTAMPS: 0:00 - Opening: What most realtors never ask 0:50 - Who I am & what The Garden Test is 1:20 - Element #1: Sun Patterns & Light Exposure 1:50 - Element #2: Soil Quality (Red Clay vs. Loam) 2:15 - Element #3: Established Growth & Mature Trees 2:40 - Element #4: Water Access & Rain Harvest Potential 3:05 - Element #5: Protected Microclimates (Zones 7b/8a) 3:30 - FREE DOWNLOAD: Garden-Ready Property Checklist 4:00 - Why this matters (the deeper philosophy of rootedness) 5:30 - Real examples from Travelers Rest, Landrum & Greer 6:45 - How to work with me for intentional relocation 🏡 ABOUT ME: I'm Elizabeth McCarthy, a realtor in Greenville and the broader Upstate of South Carolina. I specialize in helping people relocate here for intentional, slower living. I don't just help you find a house. I help you find where you belong. I pay attention to things most realtors miss: light, soil, growing potential, morning rituals, sound landscapes, and how a home will actually feel to live in day after day. My clients are typically relocating from higher-cost, higher-stress places (California, Northeast, major metros) and seeking a more grounded, connected life. They value nature, privacy, gardens, walkable communities, and thoughtful decisions. They're not looking for the biggest house—they're looking for the right home. 📩 WORK WITH ME: → FREE Garden-Ready Property Checklist: elizabethmccarthy.info → Website: Elizabethmccarthy@expportal.com → Email: Elizabeth.mccarthy@exprealty.com → Phone: 508-243-7326 → Instagram: @elizabethmccarthy.sc → Schedule a Relocation Consultation: elizabethmccarthy.info 🌍 I SERVE: Greenville, Spartanburg, Travelers Rest, Greer, Simpsonville, Landrum, and the broader Upstate South Carolina region.
