What’s the latest, and how can you prepare for the 2024 real estate market as a seller or a buyer? Welcome back to the channel. I’m Terri Pascarelli, with MVP Realty. Today, I’ll share the most recent real estate information for both for sellers and buyers in the greater Naples FL real estate market based on our most recent data, which is the December 2023 market activity. As we review December 2023 in the greater Naples FL Area real estate market, I’ll refer to data that come from analyses done by the Naples Area Board of REALTORS®, which tracks home listings and sales within Naples and Collier County (excluding Marco Island). The market’s biggest headline is good for buyers and a reality check for sellers as home inventory is rising for another month. During December 2023, overall active home inventory increased a notable 45.9 percent compared to December 2022. This jump in active inventory was a result of two factors. First, new listings increased by 8% compared to December the previous year. As we can see in the chart, that wasn’t a huge number of new listings in absolute terms, as potential sellers aren’t always excited to put a new listing on the market during the December holidays. However, the new listings were up compared to December 2022. The other factor is that overall closed sales decreased by 16 percent, with homes on the market 20% more days in December 2023 compared to December 2022. So the new listings were added to an already increased inventory that didn’t move as quickly into closed sales.. This increase in available inventory means we’re starting the year with more options for buyers heading into 2024. That’s terrific news! In many sectors of the economy, when supply increases there’s a reduction in price. That’s not the situation here in the Naples Florida real estate market. Let’s look at the Median Closed Price in the upper right side of this summary. The Median closed house price went up 10% to $631,000 in December 2023 compared to December 2022. This 10% increase is quite a bit higher than the reported US increase of 4.4% in December ’23 compared to December 2022.
