In our first episode, our experts Jo Natoli and Michael Salvartsis give you the pros and the cons about buying property in Newtown and Enmore, as well as their tips for getting the most bang for your buck. Welcome to our first episode in the Real Suburb Specialists and today we're going to be taking a look at Newtown and Enmore, so let's get into the detail. We regularly receive enquiries and calls about these suburbs, they're highly sought after and in strong demand. Enmore is the cheaper option and you're not sacrificing that much in terms of quality of stock. Median house prices for two bedroom home are near the same at $1.3 million and are on the rise but unit values vary with Enmore being the cheapest. The area is really family friendly but also home to many independents and singles. The majority of people living in the area are professionals with the major employment sectors being higher education and medicine. There's great public transport and really good infrastructure and the areas score really highly on the urban living index. The area has plenty of parks, recreation and sporting facilities, plenty of green space. One of Sydney's top performing schools is located on King Street Newtown being the Newtown School of Performing Arts. There's plenty of shopping both boutique stores and brand name stores located on King Street and Enmore Road. Fifty percent of the residents are actually renters and a lot of the tenants come from the universities and RPA hospital and those two establishments are major draw cards to the areas. Newtown traditionally has been home to a lot of live music venues and as a result a lot of residents in the Newtown area are employed in the cultural and arts industries and they're employed on a more contract to contract basis rather than a traditional basis so when landlords are considering Newtown in particular they should consider the employment situation of their potential tenant, the tenants may not necessarily receive the regular weekly or monthly salary that we've become accustomed to. The other thing is it's a suburb that is noisy and if a landlord is looking to purchase with the view to moving in later on down the track they should also have that in the back of their mind as well. It really is a 24/7 suburb, there's things to do at all times of the day and the night. It was traditionally a working-class suburb that housed a lot of the migrant workers from the Eveleigh rail yards. The housing stock is very old, it's traditional it dates back to the 1870s, there's a really good array and mixture of architecture and good quality renovation that's taking place. One of the key things to be concerned about is it is high density housing at its best so when you're potentially looking at buying a property or maintaining it you need to make sure there's an ongoing maintenance around dampness and moisture and in all instances if you're looking to buy you need that critical pest and building report. Enmore got great affordability for renters and it's got a really nice price point for investors. For Newtown, tenants love Newtown and is slightly more in demand.
