Here is the Angst Real Estate Team's April 2020 Real Estate Market update for the Reno/Sparks Area. The take away points are: #1 This is the first market report that indicates some of the consequences of the COVID-19 outbreak. The full impact on the local real estate market because of COVID-19 is still murky, but here is what we know right now. #2 30% less listings are coming to the Reno/Sparks market because of COVID - 19 concerns for sellers. Less inventory and fairly strong appetite for housing means higher prices for sellers. Median Home Price for April 2020 was $416,500. #3 Buyers remain motivated to buy because of historically low 30 year mortgage rates and a flood of Californians are fleeing California to move to our area. #4 It remains a sellers market and sellers should consider listing their house in the next 15-30 days if they are thinking about selling in 2020. We are seeing multiple offers on many listings. Sellers should contact their real estate professional and look into the inventory in their neighborhood. It is a great time to sell and receive top dollar for your home in our opinion before more listings flood the market later this summer. #5 Buyers should remain patient and not rush to buy right now if they don't see anything they like. We believe the entire real estate season will be shifted by 2-3 months and more listings will hit the market in the June - July time frame. In our opinion, there will be a lot more selection after the Governor opens our community backup and people feel safer.
