That’s where DSCR loans come in. 3️⃣ How DSCR Loans Work DSCR (Debt Service Coverage Ratio) loans qualify based on the property’s cash flow — not the borrower’s income. Instead of verifying W-2 income or tax returns, lenders simply ask: Does the property generate enough rent to cover the mortgage? Typical DSCR loan features include: • No tax returns required • No W-2 income verification • 30-year fixed options available • 25–30% down payment • Prepayment penalties (usually 3–5 years) Best of all: There is NO limit to the number of DSCR loans you can have.
