Hayley Hassall meets people living in the north west who are trapped in leasehold homes with exorbitant service charges that make it virtually impossible to sell the property. That includes multiple leaseholders caught up in the cladding and building safety scandal, such as Chris, Josh and Fozia (from 11m 0s). Manchester Cladiators tells the BBC that freeholders like Wallace Estates "are doing all they can to mitigate their liabilities rather than fix their buildings, despite telling us they are the responsible custodians of these buildings", and that's one of the major reasons why the pace of making homes safe has been so glacial since Grenfell. Wallace has sent Chris in Manchester an annual service charge bill for a staggering £170k - about the same as the full value of his flat. Chris willl lose his home and his job if he has to declare bankruptcy. As well as soaring insurance premiums due to cladding on the building, which hasn't started to be removed yet, there is a serious latent defect in the roof which they admit is "due to defective construction practices". They haven't pursued the developer or contractor for costs before charging the leaseholders.
