Today, on Christmas Day, I find myself reflecting on my journey of purchasing a house in Amman, Jordan. Yesterday, I received a message from Al with mixed news—one positive and one negative. On the bright side, I have received two out of the three required approvals from the Jordanian government. The third is pending, but since it's a holiday, I'm confident that by this week, all approvals will be finalized. A minor hiccup has arisen regarding the taxation on the property. The 6% tax could be applied either to the purchase price of 40,000 JD or the assessed value of 44,000 JD. I had budgeted 2,500 JD based on the purchase price, but it turns out I need to pay 3,800 JD based on the property's value. This means there might not be enough money left to pay the lawyer from the amount I initially sent. To resolve this, I plan to use Western Union to send the additional funds for the lawyer once everything is finalized. It's a bit of a gamble, but nothing I can't manage. The funds I sent should cover the owner's share, the taxes, and almost the real estate broker's fee. If there's a shortfall, I'll cover it as well. This unexpected expense means I'll need to work a few extra months to recoup the funds before moving to Jordan, but I'm not too worried. Everything will work out in the end. Reflecting on the past few weeks, it's been a month since I got the keys and paid the deposit for the property. Al wants to bring back some soft furnishings we initially got rid of and have them professionally cleaned. I've considered purchasing a wet vacuum cleaner in Australia, but I realized I can hire one in Jordan for a reasonable price, making it more practical to use local resources. I'm also planning to bring some leather cleaner and other items that I couldn't find during my initial stay. As I wait for the final approval, I'm hopeful that update number 11 will bring the exciting news that my name is on the land title for the property in Amman. This milestone will signify the culmination of a year of preparation and effort, making it all worthwhile to own property in two countries.
