Currently in 2014 we are experiencing a nice return of property values, properly priced homes are selling within normal marketing times. Over priced listings are being passed over as new correctly priced listings come available. With the current changes occurring within the Lending and Banking Industry, a home that will not appraise for fair market value will not receive a loan or be able to close. So it is critical that buyers and sellers have the most qualified assistance when deciding to entire the real estate market. Cash buyers I highly recommend having an appraisal done by a State Certified Real Estate Appraiser along with your Home Inspection. Homes are not always priced correctly and your Agent may not be aware of this fact. What my recent market analysis has shown is, some communities are seeing greater market value increases then others. Property market values need to be looked in a development-by-development situation. Comparable sales need to be analyzed for many important factors to derive the fair market value. There are still stress sales taking place, which do not represent fair market value. If a seller is not told of these sales this could cost them equity loss when selling. Buyers need to know what the comparable sales are when purchasing to insure they are not over paying for a peticular property.
