Real Estate Investing. Build to Rent model Investing. All can be good. Which model provides the best opportunity and returns for your needs. My Financial Journey: My professional career has primarily been in real estate and finance. Early on, I worked as a stockbroker at a large firm, but eventually, I shifted to commercial banking. I climbed the ranks to become a VP of commercial banking, where I honed my skills in financial analysis for various businesses and real estate ventures. This experience laid the foundation for my future in real estate investing. During this time, I also had the opportunity to meet some of the wealthiest individuals in my community, many of whom had either built their wealth through real estate or predominantly held their wealth in real estate. That was the moment when the light bulb went off in my head that real estate would be my path forward. In 2011, I transitioned into real estate full-time and, over the next decade, built a real estate team that became one of the largest in the country. By the end of my sales career in 2024, I had personally sold nearly 2,000 properties, totaling around $500 million in real estate value. Along the way, I realized that owning investment properties was my ultimate goal, and I wanted to build a business centered around this. In late 2016, I launched a property management company with the aim of helping both myself and others manage properties from an owner's perspective. Today, we manage hundreds of properties, including my own portfolio. As I entered my late 40s, I knew I needed to fast-track my journey to financial freedom. It was clear that it was never too late to start, so I decided to dive into real estate investing in earnest. I had already built three homes for my family, and each time, I saw the benefit of forced equity in the process. I loved it and thought, “Why not do the same with investing?” In 2020, I took the plunge and purchased land for my first investment projects. By mid-2021, I completed two new builds, each with at least 20% equity. I loved the process, and since then, I've continued to build—one project at a time. Today, I have 12 units in my portfolio, a mix of multifamily and single-family homes. I take pride in the little details, incorporating value engineering into each property to make them truly custom builds that my tenants can enjoy. My goal is to build substantial equity with each project. Starting at a position of 30% equity on each build to further protect the asset and build the wealth. I aim to grow my portfolio to 20 units, achieving financial freedom by the age of 56, starting from scratch at 48.
