Are the recent federal workforce and contract cuts hurting local real estate? There's a couple interesting things happening right now in the market. On one hand, demand is down (due to cuts and high interest rates), but most sub-markets have so much more demand than supply, that we're still seeing strong competition (multiple offers, price escalations) because supply is so much lower than demand. This mismatch of supply and demand means that most sub-markets can absorb less demand and remain strong. For example, Months of Supply in Northern VA dropped from 2.32 in Q4 2015 to 0.78 in Q4 2024, a 66% decrease over the past ten years, suggesting that the Northern VA market has the runway to absorb a drop in demand. The effect in most sub-market is likely to be less appreciation rather than prices falling. That is not the case in every sub-market. The DC condo market, for example. has struggled over the past few years and supply levels are well above their ten year average, meaning that any drop in demand will likely cause immediate price pain. Outstanding questions and opposing forces like Return-to-Office, potential Trump housing policies, and a focus from the Trump Admin on bringing the 10-year Treasury rate down (directly correlated to mortgage rates) all make the net effect to the local housing market difficult to predict.
