The American Dream is a great 1st time buyer program that offers up to a 20% UP TO 150k Jr. No Interest Loan that is repayable upon home sale or refinance. This Program is very unique in that the interest rate is not 1-1.5% higher than market rate like most 1st time buyer programs. It has a nice normal market rate!!! The drawback that most people have is you do have to pay the loan back and give up future equity gains at 20%. I think this is a fair tradeoff. There is a huge major change to the program where one of the buyers must be 1st generation homebuyers and the program is now a “lottery system”. They only have about 220 Million to distribute so I am estimating 1500-2000 California Families will be assisted.
