Recently we viewed three properties in a new investment area. The area itself passed our strict Black Belt Framework criteria for ROCE (Return On Capital Employed) and projected cash flow. The numbers were strong enough to justify deeper inspection. However, spreadsheets do not replace street-level judgement. In this video, I explain why we visit areas personally, what we look for beyond the figures, and how each property was assessed against our standards. One property was ruled out immediately.
