TOP TIPS FOR STUDENT RENTING If you're a student and about to rent for the first time, here's what you need to know: • Not all landlords will accept students, some of them unfairly regard student tenants as being too high risk. • Letting agents don't have to be regulated themselves. Anyone can set up as a letting agent without a qualification or a license. In some cases, it can be a good idea to try and use an agent that has already signed up to one of the voluntary self-regulating bodies (meaning they have personally committed to certain standards). • With or without an agent, you will need to provide character references and credit checks. • Make sure you find out what type of tenancy you are being offered, as you can get many different types. Depending on the tenancy, you can get different rules for the landlords and tenants. This is why it's so imported to check in advance so you know what you can and can't do. • Thanks to the introduction of the Tenancy Deposit Protection Scheme, it requires landlords to secure your deposit in an approved independent protection scheme. This will help you if there is a dispute about returning the deposit.
