The government pays 80%-100% of the rent. Step 1: Pick a Location Use Zillow or a similar MLS to find homes. Choose a city with a HUD rental rate of $1200+. Ensure the city has 80+ homes for sale or 50+ if it’s a town. Avoid A-tier cities; opt for B or C-tier cities. Step 2: Form an LLC (Optional) Protect personal assets and enjoy tax benefits. File Articles of Organization, draft an operating agreement, and obtain an EIN. Talk to a CPA for accurate info Step 3: Save Money & Secure Financing Save for down payments and other costs. Explore FHA loans for lower down payments. Loan recommendations: Conventional (20% down): 700+ credit, $25k cash. DSCR (20% down): 620+ credit, $25k cash. FHA (3.5%-5% down): 580+ credit, live in the property for a year. Private Money: 620+ credit, high risk tolerance. Step 4: Get a Realtor I use Coldwell Banker’s network to find a top realtor. The realtor helps with everything from inspectors to contractors. Step 5: Find a Home Search Zillow for homes under $100k with 3+ bedrooms. Use a rental property calculator for ROI (20%+) and net income ($350+). Check HUD rental rates to confirm potential income. Step 6: Make an Offer Craft a competitive offer with your realtor’s guidance. Include a home inspection contingency. Negotiate based on inspection results. Step 7: Under Contract Submit earnest money deposit (EMD) to escrow. Perform a home inspection with Section 8 guidelines. Negotiate repairs or price adjustments. Line up contractors and transfer utilities. Step 8: Rehab Hire contractors recommended by your realtor. Focus on necessary repairs to pass Section 8 inspection. Use energy-efficient fixtures to save on utilities. Step 9: Find Tenants Consider using a property management company. Vet tenants thoroughly, checking landlord references and conducting background checks. Understand Section 8 tenants’ payment structures and benefits. Step 10: Enroll in Section 8 Submit the tenant’s application packet to the housing authority. Pass the Section 8 inspection using a checklist from the housing authority. Write a detailed lease, including utility payment terms. Step 11: Maintenance Conduct regular inspections and address issues promptly. Maintain open communication with tenants. Keep a trusted contractor on hand.
