The city of Tacoma is currently suffering from insufficient tree canopy and insufficient housing. How can we have more housing and more trees at the same time? Until very recently, 50% of our land area was reserved for single family residential homes, making it hard for renters and new or aspiring homeowners to afford housing. At the same time, in Tacoma, 50% of our tree canopy is concentrated on private residential property. This means that most of our tree canopy grows in backyards and gardens. Thanks to Home in Tacoma, Phase 2, residents will now have access to more middle housing or missing middle housing, which includes anything in between a single family home and a big residential building. However, Tacoma does not have protections for trees on private properties. This means that, if tree protections are not part of zoning regulations, when these new buildings go up, trees will go down. That means we could risk losing almost 50% of our very low tree canopy. But Home in Tacoma Phase 2 as it currently stands will set the residential design standards for how and where these homes can be built, including tree protections and the obligations of developers to integrate trees to unit design.
