Metro Atlanta Real Estate Update (Last 7 Days) We start the episode with a quick, data-driven look at the Metro Atlanta market over the past week: New Listings: 1,467 homes were added to the market. Under Contract: 715 homes went under contract. Closings: 1,365 homes successfully closed. Price Decreases: 1,426 homes saw a price reduction. Inventory Trends: Metro Atlanta currently has about four months' worth of inventory, which is nearly eight times the inventory seen in October 2020. Weekly housing numbers reveal more than most people think. These small movements are the earliest indicators of pricing shifts, demand changes, and seasonal patterns. 2. Real Estate: Then vs. Now (2006 vs. 2026) John from Lilburn asked how agents managed 20 years ago without the digital tools we take for granted today. Cleve breaks down the massive shifts in the industry: Information Access: Twenty years ago, agents were "gatekeepers of data," relying on massive paper MLS books delivered to offices monthly. Today, buyers have instant access to price history and comps via apps like Zillow and Redfin. Communication: Before texting and Docusign, agents often had to physically drive offers to a seller's house for a signature. Agent Roles: In the past, agents were paid for "access and activity". In 2026, they are paid for "clarity, courage, and leadership" in navigating complex data and negotiations. Market Conditions: While 6% interest rates might shock some today, they were considered perfectly normal 20 years ago, and buyers didn't obsess over daily rate movements. 3. Listener Question: Finding the "Almost Perfect" Home Cleve discusses why working with an agent is still vital, even when buyers can find listings themselves: The 80/20 Rule: The home you're looking for is rarely exactly what you buy.
