Welcome back to Perfect Homes! I'm Simon, and today we're exploring why you might choose a 30-year-old building in Chiang Mai over a brand-new one for the same price. The key factor here is value for money, which can be different for everyone. Newer buildings in Chiang Mai often come with modern amenities like better security, beautiful pools, gyms, and sky gardens. However, for the same price, these newer condos typically offer only about 45 square meters of living space. Today, I'm at one of my favorite condos, Galare Thong, which is over 30 years old but offers an impressive 122 square meters of living space. Let's meet our agent, Miss PR, and take a look at this incredible value. As we step inside, Miss PR welcomes us and gives a brief tour. This condo, priced at 4.4 million baht (about $121,000), might lack a pool and gym, but it compensates with its size and quality of living. The building features a nice reception area, friendly staff, and a cozy restaurant downstairs. We begin our tour with the bedrooms. The main bedroom comes with a small balcony offering a beautiful city view, air conditioning, and ample wardrobe space. The first bathroom is modern, with a shower, toilet, and double sink. The office area can easily be converted into a third bedroom, adding to the condo's versatility. The living room is the highlight, offering a huge space perfect for various activities. There's also a large balcony where you can relax and enjoy the quiet village view below. The kitchen is well-equipped with a stove, oven, fridge, and plenty of storage, making it a practical and enjoyable space for cooking. Moving on, the second bathroom features a rain shower and a spacious layout. The third bedroom is cozy, with closet space and balcony access, providing a comfortable living experience. A unique aspect of this condo is its combination of three original units, each around 46 square meters, into one large 122-square-meter living space. This setup involves three separate title deeds, but the purchase process is straightforward and handled in one transaction at the land office. Located on Chang Klan Road, this condo is just a 5-minute drive from the Night Bazaar and 10-15 minutes from the airport, making it a prime location. Despite its age, the building offers great value for money compared to newer, smaller units. Ultimately, the choice comes down to whether you prefer more space or modern facilities.
