As of Friday, mortgage rates were already at their 3-year lows, which isn't saying much considering they were almost 8% a few years ago BUT... Then on Friday, the President said he is instructing Fannie Mae and Freddie Mac to purchase $200 billion in mortgage bonds to help push mortgage rates lower. Now we know that Fed rate cuts don't directly impact mortgage rates, touve seen proof od that recently, but this can and should have a direct impact. If Fannie and Freddie end up buying roughly $20 billion per month, that usually helps narrow mortgage spreads — and when spreads shrink, mortgage rates tend to follow. Similar to what we saw with other bond buying programs in '09 and during COVID, but on a much smaller scale. That means: ✅ Lower mortgage rates ✅ More buyer activity ✅ Rising home values ——👇 🤑 Which creates a big opportunity: Buy before the competition returns, benefit from appreciation, and potentially refinance later if rates drop further. Meaning the lag effect will kick in by Summer, and the leverage could shift back to Sellers because of the buyer demand, these lower rates trickles through the media and buyer sentiment. Now layer that over what’s already happening: ➡️Mortgage rates are near recent lows ➡️ Inventory is improving ➡️ Buyers have more negotiating power ➡️ Many people are still waiting on the sidelines for sign to get in the game That creates a strong early-year window for motivated buyers. You can buy now and by the end of the year have already realized a small amount of appreciation due to home values/prices rising because of the “lag effect” from news of lower mortgage rates bringing a flood of buyers back into the market. More buyers mean more competition and rising home prices. If this happens, early home buyers this year could realize gains from that effect. Current owners with interest rates over 6% will be able to potentially refi by next year while also realizing the gains of appreciation.
