In this powerful TEDx talk, Derek Fleming challenges the way we think about development, asking a critical question: What does it truly mean to build with community in mind? Drawing from his experience as a developer and cultural preservationist, Derek shares the story behind restoring historic spaces like the Clyde Killens Pool Hall in Overtown, Miami. Through this journey, he reveals how development can go beyond buildings and profit to honor history, culture, and the voices of the people who call a place home. Derek introduces the idea of a “cultural bottom line,” urging developers, leaders, and communities to rethink success not just in financial terms, but in the lasting impact on people and place. By centering belonging, authenticity, and shared ownership, he shows how thoughtful development can create opportunities that uplift entire communities. This talk is a call to action to build differently to listen deeply, invest intentionally, and create spaces where culture is not displaced, but preserved and celebrated. Derek has had a career spanning both private and public sector. For the past five years Derek has served as Managing Partner of MSDG, LLC, where he and his partner, Miami-based developer Michael Simkins, focus on urban infill and community-oriented sustainable redevelopment projects. During this time, he co-led a team advising the City of Miami on a redevelopment strategy for the Historic Overtown Cultural & Entertainment District and managed the development and adaptive re-use construction of an historic building for entertainment purposes. Prior to MSDG, Derek served as VP of Development of MSG, LLC, working with business partner Chef Marcus Samuelsson to launch a global hospitality business. Derek led design & construction and business development for enterprises such as Red Rooster, where he is a partner.
