If you're downsizing into a villa, condo, or townhome in Minnesota, your new kitchen might look gorgeous… but is it actually going to work for how you live? 🤔🏡 I’m Julie Sabby with eXp Realty, and I help Minnesota seniors transition into easier living with guidance every step of the way. Let’s make sure your next kitchen supports you — not stresses you. ✨ Today I’m sharing 5 kitchen design mistakes I see all the time — spaces that look stunning in photos but drive people crazy in real life. 1️⃣ Bad Kitchen Islands Everyone wants a kitchen island. But if it’s too big or poorly placed, it turns your kitchen into an obstacle course. 🚧 Here’s the rule that saves people from this mistake: 👉 You need at least 3 feet of clearance on all sides. Not 2½. Not “close enough.” Four feet is even better. Some building codes require 42 inches — so check before finalizing your layout. Why this matters: Multiple people need to move comfortably. Drawers and cabinets must open fully. Appliances shouldn’t block traffic flow. If your kitchen can’t handle an island, consider: ✔️ A mobile butcher block ✔️ A narrow peninsula ✔️ Extra counter extensions The goal isn’t copying Pinterest — it’s creating flow that works for your daily life. 2️⃣ Forgetting Small Appliances & Charging 🔌 This is one of the biggest regrets I hear. You design a clean, beautiful kitchen… and then real life shows up: ☕ Coffee maker 🥤 Blender 🍳 Air fryer 📱 Phones & tablets ⚡ Chargers everywhere Suddenly, cords are taking over your countertops. Instead, plan appliance zones: ✔️ A coffee station with dedicated outlets ✔️ A charging drawer with hidden plugs ✔️ Outlets placed exactly where appliances live Also — electrical codes change. Make sure you check current requirements before finalizing island outlet placement. Adding outlets later is expensive and messy. Think about how you actually live — then design around it. 3️⃣ Wasting the Space Above Cabinets You know that awkward gap between your cabinets and the ceiling? In most homes, it becomes a dusty no-man’s land with a lonely fake plant. 🌿 For standard 8-foot ceilings: ✔️ Go full-height cabinets ✔️ Or add a bulkhead + crown molding It instantly makes the kitchen feel taller and more custom. If you have vaulted ceilings, make it intentional: ✨ Keep it clean ✨ Add accent lighting ✨ Highlight architecture Don’t ignore the gap. Make it a decision — not an accident. 4️⃣ Bad Lighting Choices 💡 Kitchen lighting isn’t about brightness. It’s about placement. One big overhead fixture in the center? That just means you’re standing in your own shadow while prepping. Think in layers: ✔️ Task lighting (under-cabinet lights) ✔️ Accent lighting (glass cabinets or sconces) ✔️ Ambient lighting (pendants, chandeliers) And here’s what I love right now: ✨ Dimmable smart bulbs Bright white (4000K) for prep. Warm amber (2700K) for relaxing evenings. Same fixtures — completely different mood. Smart lighting makes your kitchen flexible and functional. 5️⃣ Choosing Materials Based on Looks Alone Showroom lighting is not real life. Polished granite and glossy surfaces look stunning… but they can reflect light like mirrors. ✨ That glare? It’s hard on your eyes. Instead, consider: ✔️ Honed (matte) finishes ✔️ Brushed nickel or stainless steel fixtures ✔️ Softer cabinet finishes Honed stone reduces glare and often looks richer and more organic. And brushed finishes hide water spots and fingerprints — especially important if you’re downsizing and want low maintenance. Because the truth is: You want a home that’s easy to live in — not one that needs constant cleaning just to look good. A good kitchen isn’t just pretty. It’s smart. It’s efficient. It’s comfortable every single day. 🏡✨ If you’re thinking about downsizing or renovating and want guidance on what truly works (and what doesn’t), I’m here to help. 📞 Call me at: +1 763-257-7231 🌐 Visit: Vikingshomes.com Your next chapter deserves a kitchen that works beautifully for you. 💛 #MinnesotaRealEstate #DownsizingDoneRight #SeniorLivingMN
