In this First Time Home Buyer Tips and Advice video we will be discussing 6 Important things to consider when you’re buying your first home. As a First Time Home Buyer you will be super excited and you may want to rush out and write an offer on the first home you view, however there are some important things to consider first. When you are buying a home, make a list of Essentials and Must Haves, it will be your minimum home buying standards. What would your first home be required to have, something you absolutely wouldn’t budge from? I’d love to read it in the comments below. It could be anything from a large walk in closet, nearby walking trail, a pool or a nice view. As a First time home buyer I hope you get everything you want on your wishlist and more, but most likely you may need to compromise. Here are 6 Things to Consider when you’re buying your first home. #1 Floor Plans When purchasing your first home, it should have your minimum criteria of bedrooms and a good flow. Although you can reconfigure your homes floorplan it can be full of obstacles and quite costly. First time home buyers need to consider room sizes and storage as well. Will all your furniture fit? Your current place may fit your couches and tables just fine but in another home it may make the room feel small and crowded. #2 Parking is something important to think about. Make sure there will be ample parking and to confirm your vehicle will fit in the garage, carport or parking spaces. Check out the Parking situation throughout the day, especially evening and weekends when most of the neighbors will be home and typically will be at its max. Find out if there’s any parking restrictions for multiple cars or larger sized vehicles such as trailers, boats or RV’s. Which leads us to #3. I’m sure you’ve heard the old cliche of the three important things to look for in a property, Location, Location, Location. Something important for First Time Home Buyers to consider, is the home located in a desirable area that has future resale potential? Remember you’re buying for today but need to keep in mind for tomorrow. When you’re visiting properties recognize if it’s located on a busy street, if there is noise from traffic, airports, trains or if it’s located near commercial and industrial areas. When choosing a neighborhood as a First Time Home Buyer, be mindful of how far or close you might need to be to places that matter to you, such as Schools, Day Care, Parks, Hospitals, Veterinarian and Public Transportation. Other things homebuyers usually consider when shopping for their home is the proximity to their jobs, shopping, restaurants, family and friends. #4 The Lot Size Depending on what your preferences are, some individuals like large lots meanwhile some may want very low maintenance yards. Just be mindful of what size you do choose because you will not be able to increase your lot size in the future. #5 The School District Even if you don’t have plans for children going into the school district it can be an important selling feature for the future if the school continues performing well. Check your school district to get a map of boundaries for Elementary, Middle and High School. Many have websites that easily let you know which schools are in your district once you input your address. #6 Homeowners Association Rules There are 69 Million Americans living in over 342,000 planned unit developments. 9 out of 10 felt the association rules protected their investment and enhanced their property values. Most believed the best aspects of living in an HOA community was having a clean, attractive and safe neighborhood. If you are a first time home buyer or a seasoned one, make sure to review the HOAs Conditions, Covenants and Restrictions, also known as the CC&Rs. It is important to know what is allowed and not allowed on your property. The HOA can also impose rules regarding Long Term or Short Term Rentals. As well as regulations for parking, working on vehicles in your driveway, and even keeping your garage door closed.
