We're going to be doing a PDI for our client. A pre delivery inspection on the condos behind me. And let's talk a little bit more inside. In today's video we're going to be doing the PDI inspection. We're here at a condo on Valhalla, right off of 427, QEW on the other side, and 401. And the condo is gonna close in two weeks and we're gonna be checking it out. And we're going to be talking to one of the experts about PDI's and what it's all about. Ryan Holden I work for Evocan and today I'm running the PDI's for 10 Gibbs. PDI is a pre delivery inspection for the homeowners to come by, to take a look at the suite, to make sure it's in good condition. We try and catch anything that's damaged, missing, or incomplete up to the Tarion guidelines to make sure when you move in the suite is in fantastic shape. One of the biggest advantages is to see if there's any work that you're unsatisfied with. You know, not every little change you can make, but if there's work that's damaged, if there's work that's missing or incomplete, you're able to have it corrected before you move in. Trades people won't be dancing over your furniture. They won't see you when you're trying to have, you know a nice morning coffee with your kid. It's a little bit of a better situation that way. Tarion provides a 30 day form window, as well as a one-year form window for any work that's warrantable. So if you go to the Tarion website, you'll see the guidelines in terms of what you can claim within different windows. Everything's warranted, essentially. Aside from damage, you would create yourself. You've got a one-year warranty on all of the workmanship. You've got a two year warranty on all of the windows and the exterior sort of penetration when it comes to water. And then you've got to five to seven year warranty on the structure.
