Founder and Managing Director of Building Spatial Intelligence, Jeremy Pilgrim, takes the stage in Boise, Idaho, for the Reality Capture Network (R-CON) 2025. While most BIM workflows have historically focused on geometry and visualisation, managing large educational estates demands a different approach—one that prioritises metadata as the core asset. At Building Spatial Intelligence, we’ve developed a scalable Scan-to-BIM pipeline that emphasises information-rich models for facilities management, thermal analysis, and long-term estate optimisation. In this session, we’ll share lessons from scanning and modelling hundreds of UK school buildings, explaining why traditional LOD-centric approaches often fail to meet the real-world needs of FM teams. This session will cover why metadata—not geometry—is the key to actionable BIM for FM, and attendees will walk away with a clear understanding of how to build lean, information-first BIM models that support real-world decision-making—and how to scale these processes across large, diverse estates. 00:00 Introduction 03:47 Early Days of Scanning: CAD Scanning, Raster-to-vector, and the first 3D scans 07:17 Scaling Data Capture: Beginning to digitise education estates 11:33 The Birth of Building Spatial Intelligence: The beginning of reality capture 14:15 The Evolution of Reality Capture: Realising the potential using SLAM 17:53 Building Spatial Intelligence's Processes: How we utilise BIM and data silos 21:52 Our Journey to a Digitised Estate: Visualising data with Power BI 24:26 Safety & Emergency Preparedness: Data-driven responses 25:39 Thermal Forecasting & Decarbonisation: Using data to test scenarios 28:53 National Standards and MVDS: The Minimum Viable Dataset for Schools 30:38 Our Data in Practice: The value of your query for the right output 33:58 Closing: The single most important lesson for FM
