We are still seeing strong online views and open house traffic, but buyers in the $1.5M–$1.7M range are very careful. Price and condition matter more than ever. Many buyers review disclosures for weeks, schedule repeat private showings, and compare homes closely before writing offers. At the same time, sellers are more willing to respond to market feedback with repairs or price adjustments once friction points become clear. This is what the 2026 Lamorinda and Walnut Creek market feels like on the ground.
