I always tell folks who are looking for a new roof that I’d prefer having a so-so quality product that is properly installed than the greatest product improperly installed any day of the week. And, sometimes, I think this is more critical with a metal roof than with any other product choice. A metal roof is a big investment and a decision that no one makes quickly. In fact, many folks research for months as they anticipate and look forward to a roof that will beautify and protect their home for many years. And then, nothing can be more disheartening and upsetting than if that roof doesn’t perform the way they expect. And, it can be even worse if the contractor is not responsive to their concerns. Metal roofs must be installed carefully and precisely. No one should ever rush a metal roof installation. You see, with temporary roofing materials, if you reach a tricky spot on the roof, you can just throw in some sealant, bless it, and move on. That’s because the sealant will last as long as the roofing material. But, with metal, while sealants are used sometimes as an extra line of defense against water infiltration, most of the installer’s focus must be on carefully planned and executed flashing methods. As an extension of this idea of proper flashing, it’s also critical that every job be analyzed carefully and the right system and components be used. For example, roofs that get debris on them such as snow, ice, tree leaves, and pine needles, need to have valley systems that are self-cleaning and that carry everything on top of the roof, not in hidden channels beneath the roof surface. Another common problem I see is when installers try to use traditional gable flashings on roofs with flared gables. It doesn’t work. And, finally, a proper part of installation involves being careful to not damage the product when it’s installed. Again, give me a properly installed roof of average quality over an improperly installed roof of high quality any day! So, seek out experienced installers with proven and verifiable track records.
