This new requirement applies to residential properties with one to four units built before January 1, 2010, and located in high or very high fire hazard severity zones. While sellers already disclose wildfire risks, they must now affirmatively state whether any fire-hardening retrofits have been done, regardless of risk level. Accurate disclosure is critical. Missed details can lead to delayed closings or costly litigation.
